<p>The <a href="http://www.sfha.org/">San Francisco Housing Authority</a> (SFHA) has a mission is to provide for nearly 12,000 public housing residents and 21,000 Section 8 participants. A primary goal of the Authority is to continue to provide housing for these low-income households, while integrating housing and economic opportunities for residents and maintaining high standards of property management, fiscal management and service delivery.   The SFHA owns several properties through San Francisco and is currently selling four of them, including  a couple of very interesting opportunities (like 2 units in Bernal Heights for under $500K and  a 7 unit development opportunity in Pacific Heights).</p>

<content:encoded><![CDATA[<p>Ahhhh...San Francisco real estate is so much fun isn't it?  Our market is inundated with agents (4000+ at last count), there's a growing number of real estate bloggers out there trying to separate themselves from the pack, and the amount of <a href="/2008/04/09/pleading-for-property-in-san-francisco/">Realtor "marketing"</a> hitting our Inbox is out of control.  We like to call this RealSpam, and today's little nugget reminded us of a line in one of our favorite movies...<a href="http://www.youtube.com/watch?v=I8aGxZCyQkg">"Snatch"</a> (The line isn't actually on any clip we've found, but it's where Brad Pitt turns and asks "you like dags" in the heavy pikey accent.) </p>
<p>"Sexy, Dog-friendly Condo one block off Union Street" </p>

[You gotta love that peak-a-boo Golden Gate Bridge view.]</p>
<p>The moral of this story, <a href="http://www.obeo.com/Public/Viewer/Default.aspx?ID=472132&#38;refurl=1944Green.com">1944 Green</a> was just reduced in price to $1,695,000 and the marketing has turned to the canine loving crowd.  (Whether or not a building accepts dogs is actually a very common question when selling condos, but we're not sure it needs to be the focal point.  Of course, if it's not selling, why not try.)  </p>
<p>Hold on....this listing has more story.  It is the first we've seen where we will learn (without getting into contract) what the sellers will miss most about their home...</p>

<p>Finally, this goes to show that if you <a href="http://re.cleanoffer.com/client/registration/registerClient?mls=SFAR&#38;mlsLoginName=802982">select and track homes</a> that were previously out of reach or just a pipe dream, every dog has its day, and yours might be just around the corner. </p>

They wanted to see what I looked like in everything and gave their honest opinions on how they though I looked.  I'd take honesty over fake pleasantry any day.</p>

It's an historic piece of San Francisco that went up for sale for a mere $19,750,000.  Can you really put a price tag on owning history?  The home recently closed escrow (6/6/08--sorry for the delay) for $18,000,000 after sitting on the market for 180 days.  The listing agents were also the selling agents.</p>

Raise the price 5% from $4.95 to $5.25. Classic!"</strong> So what gives?</p>

We tried to secure a buyer to take it from the current seller prior to this recent remodel, but nobody we knew was up to the task. This is a sweet home, who wants it!?</p>

<p>I'm sitting in the US embassy peering suspiciously out of the window - worried that the police look a little relaxed to be defending one of the number one terror targets in the world. I would really like to leave but it turns out I am the last person to be called. My number finally comes  - they haven't forgotten me after all. I approach the window for my interview, steeling myself for the barrage of questions and the beaming face I am greeted with takes one look at me and stamps my passport. Is this because I fit the white, middle class, well educated, well presented bill or because it is gone 4.30 and she needs a cup of tea I wonder?</p>
<p>Anyway Visa in hand I get through US immigration without being screamed at like a mule and I'm in. Not so much hassle after all. Not only am I in but I am installed in the most beautiful apartment in the swankiest neighbourhood in town (pacific heights) but I have a good job with some blogging folks. Things are looking good - the alien has landed and on her feet as far as I can see so far.</p>
<p>I was even asked by a man on the bus (muni) yesterday if I would like to run away with him. I didn't like to explain that I had only just arrived so was hardly about to run away, so I politely said sorry and shoved my ipod speaker back in my ear. Turns out this guy is an original hippy, tanned skin, deep smile lines and the clearest bluest eyes I have ever seen. About 20 years too old to run away with but I wish I had been ready to ask him more about himself. The english veneer of reserve will take a while to dissolve. And then the adventures will truly begin</p>

<li>My shift starts around midnight. I usually eat 'breakfast' around 1 or 2am if it's slow. I'll sit in line at the 18/Castro unofficial taxi stand, at the 24-Divisadero bus stop, and eat a slice of pizza for my first meal. This time an Indian guy came up to my cab, completely drunk, and demanded to know how to get to 9th and Mission.
<p>I pointed in the cardinal direction and said, "It's quite a bit that way, but I don't think you'll want to walk. Would you like directions?"</p>
<p>"I WANNA GO TO NINTH AND MISSION."</p>
<p>"I understand. It's that way." I pointed, "Just walk up one block to Market, take a right, walk to Ninth, then take a right."</p>
<p>"HOW DO I GET THERE?"</p>
<p>"I just told you. I'd be happy to drive you if you wish."</p>
<p>"I DON'T HAVE ANY MONEY, CAN YOU STILL TAKE ME?"</p>
<p>"That's not how this works. I'll take you if you pay me."</p>
<p>"AREN'T YOU GOING THAT WAY ANYWAY? CAN'T YOU JUST TAKE ME?"</p>
<p>"No. Go that way." I pointed again.</li>
<li>I picked up a lady in the Richmond and took her to a hospital in Pacific Heights for an appointment. I would guess she was around 75. She had lived in San Francisco all her life. Of course, I took that opportunity to chat about how the City had changed over the years, especially with regards to Muni. We talked at length about how Muni was one of the best public transportation systems in the USA, and perhaps the world, until its downfall when it merged with a private operator and the growth of the personal auto led to the progressive disintegration of the once-mighty San Francisco transit system.</li>
<li>I received a radio call for a retirement community near Post and Geary. I showed up and there were many older ladies waiting for a cab. It turns out that their shuttle which normally takes them from the retirement home to the hospital wasn't operating that day -- the driver called in sick. So 3 older ladies stuffed in my cab and chatted about their healthcare plans, their doctor appointments for the day, and their respective doctors and specialists. It was an interesting insight into their lives.</li>
<li>Monday was a slow day. I was looking at heading home with less than a hundred bucks, not a good performance relative to my historical Monday performances. But around 11 am, 2 hours before my shift ended that day, I answered a radio call which happened to be an airport. When I came back to the City I answered another radio call -- it was an airport. Coming right back I answered a call on the highway -- tough to do unless it's crazy busy -- it was another airport. It upped my total closer to $200. 3 airports in a row. Nice.</li>
<li>I picked up 2 guys late Sunday from the Castro and took them to their downtown hotel. They were from the South, somewhere in Louisiana. One of them complained to his companion at long lengths regarding the lack of attractive and nice guys in San Francisco, a severe disappointment considering the City's LGBT reputation. When I pulled up to their hotel and turned on the interior lights so they could pay, they exclaimed, "Finally! The one cute guy in San Francisco!" I realize they were rather drunk, but I really appreciated the compliment which seemed genuine.</li>
<li>Late, late on a dead Monday night (Tuesday morning), say around 4 am, I picked up 2 guys in the Castro heading back to their place in the Outer Mission. They were a bit high and talked about freaking out while high in cabs and the importance of having a good connection or 'feeling' with the driver.
<p>I understood exactly what they meant. I had a bad cab experience with my friend once. We were coming home from the Mission back to his place in Pacific Heights. We were both quite tipsy and a bit high and the combination of both made us wary of the driver. He took a very odd route, which I realize in retrospect was technically the shortest distance but was extremely slow. The driver spoke poor English and didn't explain his actions or his route. We felt as though we lost control. Those feelings mixed with alcohol and marijuana become severely exacerbated.</p>
<p>I strive to make my passengers as comfortable and 'in-control' as possible. I confirm the destination as we depart and finally when approaching. I confirm the route and offer options if there are clear decisions between speed and cost. Most of the time they'll say, "It doesn't matter, whatever works for you." But, I'm convinced that even if they say it doesn't matter, just having that option makes people feel so much more comfortable and 'in-control'. And, as a driver, that makes me feel much safer and more comfortable.</p>
<p>These guys agreed.</li>
<li>On tipping: I get pretty good tips. I am constantly surprised by the disparity of tipping between people. It is tough to predict. I really appreciate tips when it's slow in the City, if I've provided a good, safe and comfortable ride if you have the cash. But, if you're short on money I understand. I don't feel offended when guys or gals that are late and head for a part-time or hourly paying job don't have the extra cash to tip, especially if they're polite and treat me well. I'll round down when I give them change and sometimes, if it's been a good day, say no tip is necessary (especially when it's a cross-town trip).</li>
<li>I took a lady downtown to work from her Pac Heights apartment at the peak of morning rush hour. I was worried that she would be frustrated by the traffic, especially as Bush Street approaches Battery and it crawls. But, we spent the time talking politics. Obama vs. Hillary. Should Nader even run? Did Ron Paul have some good ideas?
<p>I realized as I dropped her off that she was helping ME deal with the frustration of the traffic. It didn't seem to affect her. (It's not like she was in the car for the 9 hours preceding.) Thanks, lady.</li>

<p>Here's another cool factoid from the amazing (out-of-print) <a href="http://www.amazon.com/Peoples-Railway-History-Municipal-Francisco/dp/0916374424">book on the history of the San Francisco Municipal Railway</a>.</p>
<p>We know Upper Fillmore Street today as a bustling commercial district with high-end shops and restaurants married closely with its residential community. This is a direct result of the great 1906 earthquake.</p>
<p>After the quake, the Fillmore Street cable car line was the first line restored to service. The downtown shopping district was still buried in rubble, helping Fillmore Street become the temporary retail and civic epicenter of the City.</p>
<p><a href="http://japantownatlas.com/map-sanfrancisco.html">This page on the history of Japantown</a> describes how "old mansions served as department stores, and churches and synagogues doubled as courthouses." The Muni book didn't go into as much detail, but the Japantown page also described the transition of Upper Fillmore Street to evolve into what we now refer to as Japantown.</p>
<p>I think it's easy to forget how strongly transit can shape our City.</p>

<content:encoded><![CDATA[<p>Today, one of our (we'll just call him/her "readers") had the chance to get inside <a href="/2007/11/05/its-back2201-baker-jackson-read-the-disclosures/">2201 Baker</a>, the $2,490,000 fixer in Pacific Heights, get the scoop, snap a few photos, and open our eyes to a true <a href="/2007/04/12/good-bones/">diamond in the rough</a>.  And of course provide us with "before" photos, should we still be blogging when the "after" shots hit the market.</p>
<p><strong>The scoop:</strong><br />
It is a <a href="/2007/10/25/fixer-facing-foreclosure-move-fast/">foreclosure</a> (not sure we mentioned that.)  About an hour before it hit MLS, it received an all cash, non-contingent, over asking offer from a developer.  (Offers were as they come, per the bank's request, not sure we mentioned that either.) About an hour after it hit MLS, a second offer was received.  As of today (we haven't checked MLS) it should be ratified.  Many more offers were attempted, but turned away.</p>

<p>Not for the squeemish, <a href="http://sfarmls.rapmls.com/scripts/mgrqispi.dll?APPNAME=Sanfrancisco&#38;PRGNAME=MLSLogin&#38;ARGUMENT=SYpSvvBaRxJS4E5RYjMgrk4WuuJ15JKmbjjeI38Se9c%3D&#38;KeyRid=1">2201 Baker</a> hits the market again, and our reader says, "... may be hazardous in areas. REO, banked owned, sold as-is with no seller disclosures...Is presently on UMB [<a href="/2007/10/21/stump-the-stammtisch-umb-unreinforced-masonry-buildings-take-two/">Unreinforced Masonry Building</a>] and Historically significant (exterior) lists...."<br />
It has also gone from 15 bedrooms and $5M+ asking in 2005, to 0 (zero) bedrooms and $2,490,000 asking in 2007.  It's still 5000+ square feet, but just WHERE did those bedrooms go?</p>

<p>Opportunity knocking for someone, that's for sure.  Last recorded sales price, $2.2M in 2004, and it had 12 bedrooms then.  Hmmm....</p>
<p>[<strong>Update</strong>: We're feeling generous, surf is not good yet, so why not go ahead and spill all the beans, at least that we found.<br />
Last sold $2,200,000 on 8/31/04<br />
Listed for $4,400,000 on 9/18/04 (that would have been a great flip!) and expired.<br />
Re-listed, same agent, for $5,270,000 4/21/05...didn't sell.<br />
Which brings us to where we are now.  Fifteen less bedrooms, new agent, half the price, all the same headache, and one helluva 'n opportunity for the right buyer.<br />
One last thing.  We've been inside...it's a pit! And agree with "<a href="/2007/11/02/its-back2201-baker-jackson-read-the-disclosures/#comment-4331">sleepiguy</a>"...<a href="/2007/10/30/comment-du-jour-daly-comments-keep-you-up/">tear it down</a>.]</p>
