<p>We always feel a little sad to see them on display in office buildings, knowing that as soon as the blooms begin to show a little fatigue, the entire plant will almost certainly be thrown away.</p>

The Senate Bill will outlaw cigarette, cigar, and pipe smoking in all office buildings, restaurants, and other public places—including some sports arenas, in the state.</p>
<p>If signed as expected, the so-called "Clean Indoor Air Act", will make Pennsylvania the 33rd state to enact a  comprehensive state-wide ban on smoking in [most] public places.</p>

<p>So I decide not to write anything about Dubai, Zaha, <a href="http://www.serpentinegallery.org/2008/03/forthcoming_summer_2008serpent.html" target="_blank">Gehry</a> (!?), Nouvel or the Milano Design Week and all of a sudden - there's absolutely nothing to post. Any of you fucking pricks write more news about Milano Design Week and I'll execute every motherfucking last one of you. (Was that.. too harsh? Pulp Ficiton style?  *pretty smile*  I like ponies.) I mean it's mad. It's been all mad - the pre-pre 2007 Milano, the pre Milano, the right before omg omfg Milano, the right freaking now Milano and I'm sure the after Milano madness will clog the <a href="//www.youtube.com/v/LKTH6f1JfX8&#38;hl=en&#34; type=&#34;application/x-shockwave-flash&#34; wmode=&#34;transparent&#34; width=&#34;425&#34; height=&#34;355&#34;&#62;&#60;/embed&#62;&#60;/object&#62;" target="_blank">internets</a> as well. So out I dug one bit of news that might interest you...</p>
<p>Right... So this is the newest addition to <a href="http://maps.google.com/maps/ms?ie=UTF8&#38;hl=en&#38;msa=0&#38;ll=55.680198,12.574625&#38;spn=0.025309,0.080338&#38;t=h&#38;z=14&#38;msid=104528208263477977934.00044b6806c15dc59f7e5&#38;iwloc=00044b680a5ffb200ead1" target="_blank">the Copenhagen waterfront</a>. <a href="http://www.oma.eu/index.php?option=com_content&#38;task=view&#38;id=107&#38;Itemid=6" target="_blank">OMA</a> designed (and I'll stop using that verb in sentences containing 'OMA' pretty soon, I think) a new building that will house ''new facilities for the Danish Architecture Center (DAC), the headquarters of the Realdania Foundation, along with a distinctive mix of residential units, public program and playground facilities.'' I'm not sure what to make of this one. Do I like it, will it work? I like blocks stacked together, I do. But I'm a little disappointed in the Office for Metropolitan Architecture lately, it seems to me like they could do so much better. At least it's not <a href="http://www.treehugger.com/files/2008/03/koohaas-loses-marbles-in-dubai.php" target="_blank"><em>that</em></a> violent.</p>

Oneok Inc. announced Today that it has purchased Oneok Plaza, it's current corporate headquarters.  Oneok had about 52% of the building under lease with Southwestern Associates and RMZ Corp.</p>
<p>the 17-story building at 100 W. Fifth St. in downtown Tulsa that houses its corporate headquarters, for $48 million.</p>
<p>The <a href="http://www.tulsaworld.com/news/article.aspx?articleID=20080327_5__Oneok35130" target="_blank">Tulsa World</a> reports... “With this investment, we are reinforcing our strong commitment to Tulsa and downtown,” said John W. Gibson, CEO of Oneok. “We’ve been an Oklahoma company for more than a century and a resident at this location since 1984. We look forward to our continuing role in downtown Tulsa’s bright future.”</p>

<p>The Russian oil and gas giant <a href="http://www.gazprom-neft.com/" target="_blank">Gazprom Neft</a> chose this high rise building, designed by the UK based <a href="http://www.rmjm.com/index_flash.php" target="_blank">RMJM Architects</a>, that is to be built in St. Petersburg and will serve as the new Gazprom headquarters. At 396m tall, it will be the tallest building in Europe and the greenest skyscraper in the world. RMJM are working together with consulting engineers <a href="http://www.battlemccarthy.com/" target="_blank">Battle McCarthy</a> to make the building as energy efficient as it can possibly get in an environment where the temperatures fluctuate throughout the year and fall as deep as 30°C below zero. The building is wrapped into two layers of glazed glass and consists of an inner core and an outer atrium that will serve as a buffer zone, providing the building with enough natural ventilation, thermal insulation and light. The project will also have specialized water, heating and ventilation solutions and an intelligent facade. As you can probably imagine, this proposal was and remains very controversial. Tall buildings and slums seem to be inevitable in modern urbanism. But as the undertaking of this project will surely start soon, I can only say it's better than building the <a href="http://www.ericowenmoss.com/index.php?/content/projects/" target="_blank">monster pillow theater building</a> 'designed' by Eric Owen Moss - are you joking, this isn't Disney World. Those who have been at the ORIS conference in Zagreb should know what I'm talking about. Never in my life have I felt so utterly bored in a lecture. I thought the chair was going to get the munchies, close in on itself and start digesting me. And I wouldn't even resist.</p>

Having completed two leases with them in the last few months with them, I'm extremely happy with the complex.  The management and leasing is stellar and the improvements they are making has increased it's position as a key office complex in the Tulsa market.</p>
<p>The new leasing and management team of Larry Hollingsworth,  who previously managed <a href="http://www.tulsaproperties.com/propertiesdetail.asp?corridor=Yale&#38;BuildingID=125" target="_blank">Warren Place</a> and Mike Predovic former leasing director for Williams companies have given CityPlex a huge boost of expertise.</p>
<p>FYI:  The two recent transactions we have completed with CityPlex Towers include <a href="http://www.morrisgriffin.com/" target="_blank">Morris-Griffin Corporation</a> from Washington DC, taking 13,388 nrsf and Core Financial Group who has signed a lease for 3,163 nrsf.</p>
<p>I am recommending CityPlex as a very strong choice if you are looking for office space with expansion availability.</p>

<content:encoded><![CDATA[<p>Each month we send out our <a href="http://realtytimes.com/109/joanbudne">Realty Times </a>newsletter, which contains my current market analysis based on what has happened in the housing market.  Now normally, I try to summarize the housing stats for the month, so I don't cause excessive eye glazing.  But if you are the type of person, who while not a Realtor, likes to drop important sounding housing gossip at social gatherings, then I have a great web site for you.  Check out the Bay East Association of Realtors web site with area housing statistics, <a href="http://www.bayeast.org/stats/">www.bayeast.org/stats/</a>.  By checking out the housing report, you can drop such fascinating facts like the average days on market (DOM) for a single-family detached home in Alameda county was 58 days in October, an increase from 31 days in 2006.  Or that there have been 645 total sales through October versus 815 during the same period last year.  I am sure you can phrase it much more conversationally than the I just did, but you get the idea.  There is also a link to <a href="http://www.bayeast.org/stats/contracosta/index.htm">Contra Costa MLS </a>statistics for their cities, which include November figures as well, but not in such detail as Bay East has. </p>
<p>I think it's great that Bay East is offering this service to everyone.  Knowledge is power, but there is no explanation of what the numbers mean or how you can use them.  As an example,  Pleasanton's median sale prices are are down from $856,000 in 2006 to $835,000 year to date, while they are up for Livermore year to date .  What does this mean?  It's not showing a pricing trend, it's showing that more expensive homes were on the market and sold in Livermore this year than last but the reverse was true in Pleasanton.  The monthly numbers show wild swings in prices as well.  Also without the November numbers, it might be hard to tell if a correction is taking place.  It can take two or three of months before an obvious market correction has taken place.  Currently, through the middle of December, homes in contract (pending) in our area are pretty slow and we probably wont see December sales exceed November sales.  I think the good news for the Tri-Valley housing market is the strength of the commercial sector.  Check out <a href="http://www.contracostatimes.com/search/ci_7737252?IADID=Search-www.contracostatimes.com-www.contracostatimes.com&#38;nclick_check=1">this report </a>about office building sales.  More jobs in the area will help the housing market sooner than later.</p>

<p>The building, which sits on 1.5 acres, was purchased by Harnet Holdings Corporation from RJT Properties. Dorman represented both buyer and seller.</p>
<p>Anchored by a Washington Mutual Bank branch, the largest office tenant at 991 Main Street is Medcomp Systems, a software supplier to the medical industry. <a href="http://www.co.suffolk.ny.us/legis/do/2007/do8.htm" target="_blank">Suffolk County legislator William Lindsay</a> is also a tenant there.</p>

<p align="justify">Towards the end of this year we can see the evolution of a new art direction for a project that has both the Parcel 4 aesthetics combined with the honesty and legitimate natural tendencies of the <a href="http://bohvisitorcentre.wordpress.com" target="_blank">BOH Visitor Centre</a>. As with the early philosophy for the IBM Cosham building designed by Lord Foster, the architects proposed that external awareness is of great importance to one's productivity. So came about open plan office designs, but today, we know comfortable interiors and proper lighting, amongst many other aspects of good design finally contribute to a workable office plan that is timeless and durable.</p>

Achizitia s-a realizat la pretul stabilit de evaluatori - aproximativ de trei ori mai mic decat pretul cerut initial de proprietari. Municipalitatea a reusit, astfel, sa despagubeasca sase proprietari in aceasta zona. Suprafata de teren necesara derularii proiectului "Esplanada" este de 107.140 metri patrati si se afla in administrarea Ministerului Transporturilor, Constructiilor si Turismului. Din aceasta suprafata, 30% este notificata sau retrocedata catre proprietari. Transferul acestei suprafete de teren in proprietatea municipalitatii se va putea face in baza unei hotarari de guvern emise in acest sens.<br />
Proiectul Esplanada City Center a fost prezentat premierului canadian Stephen Harper si ministrului delegat pentru Lucrari Publice si Amenajarea Teritoriului, Laszlo Borbely.</p>
<p>Esplanada City Center va transforma functional zona marginita de bdul Unirii, strada Nerva Traian, bdul Octavian Goga si bdul Mircea Voda, pe o suprafata de 10,7 ha, cu ajutorul unei investitii de aproximativ 1 miliard de euro.<br />
Proiectul isi propune sa creeze un nou centru in inima Capitalei. Esplanada va cuprinde spatii comerciale, locuinte, birouri si spatii cu functiuni de relaxare, toate acestea integrate intr-o comunitate urbana agrementata cu un peisaj citadin format din strazi, piete publice si gradini.<br />
Esplanada City Center ar putea gazdui, de asemenea, un centru cultural unic in Romania, care sa cuprinda o sala de concerte, un muzeu de arta moderna si un spatiu cultural multifunctional.<br />
Proiectul va crea mii de locuri de munca noi in constructii, precum si numeroase oportunitati de angajare permanenta.</p>
<p>Initiative de anvergura in mai multe orase</p>
<p>''Romania este prioritatea noastra numarul unu in Europa Centrala si de Est si ne dorim sa oferim Bucurestiului un nou simbol capabil sa exprime si sa alimenteze aspiratiile de dezvoltare continua a orasului. Capitala Romaniei creste rapid, iar noi suntem increzatori in faptul ca Esplanada va reusi sa capteze aceasta crestere", a declarat Todd Cowan, CEO TriGr'nit Development Corporation. Romania se plaseaza in topul prioritatilor TriGr'nit in Europa Centrala si de Est datorita confirmarii aderarii la Uniunea Europeana, moment in care aceasta tara va deveni poarta estica de intrare in cadrul Uniunii. TriGr'nit intentioneaza sa dezvolte proiecte de anvergura in majoritatea oraselor importante din Romania. Aceste proiecte vor implica arhitecti, ingineri, proiectanti romani, precum si firme de constructii locale. TriGr'nit se orienteaza in principal catre proiecte multifunctionale tip "City Center", in locatii urbane strategice. Proiectele dezvoltate de catre companie includ centre comerciale si de entertainment premiate, cladiri de birouri, hoteluri, ansambluri de locuinte, statiuni pe malul apelor si facilitati culturale.</p>
