Weniger ausländisches Kapital

Der deutsche Hotelinvestmentmarkt verbuchte bis zur Jahresmitte 2008 auf Basis von 15 Transaktionen insgesamt ein Transaktionsvolumen von ca. 584 Mio. Euro* und liegt damit 58 % unter dem Halbjahresergebnis 2007 (1,4 Mrd. Euro). Portfoliotransaktionen kamen dabei auf einen Anteil von 28 %, Einzeltransaktionen auf 42 % und Hotels, die als Teil eines Portfolios verkauft wurden, auf 30 %. 244 Mio. Euro (H1 2007: 360 Mio. Euro) gingen auf das Konto von sieben Einzeltransaktionen (H1 2007: 14), fünf Portfoliotransaktionen (H1 2007: 7) kamen auf ein Volumen von 165 Mio. Euro (H1 2007: 900 Mio. Euro).

Gegenüber den beiden Rekordjahren 2006 und 2007 sind vor allem die Aktivitäten der ausländischen Investoren zurückgegangen, die seit 2004 den Hotelinvestmentmarkt klar dominiert haben. Im ersten Halbjahr 2007 standen sie bei 24 der insgesamt 28 Transaktionen auf der Käuferseite, in den ersten sechs Monaten des laufenden Jahres waren es 9 von 15 Deals. Seit 2003 (22 %) war der Anteil ausländischen Investmentkapitals am Hotelinvestmentvolumen in Deutschland kontinuierlich angestiegen, auf über rund 60 % in 2004, 70 % in 2005 und 93 % in 2006. Der Anteil ging von über 90 % in den vergangenen beiden Jahren auf 60 % im ersten Halbjahr 2008 zurück.

„Die deutschen Player im ersten Halbjahr 2008 waren ausnahmslos institutionelle Investoren, die bei Akquisitionen mit mehr Eigenkapital agieren als beispielsweise Private Equity Investoren. Generell sind momentan – und das gilt nicht nur für den deutschen Hotelinvestmentmarkt – primär Investoren aktiv, die nur einen geringen Bedarf an Fremdkapital haben und fast ausschließlich Objekte auf Basis von langfristigen Pachtverträgen in guten Lagen erwerben“ so Ursula Kriegl, Leiterin Jones Lang LaSalle Hotels Deutschland.

Well, due incredible foresight during negotiations with Motel One last year, it seems that the hotel is holding rooms for the G Summit Group :-)

So even if the hotel is fully booked, there are still rooms for participants from the G Summit Group. All participants so far are, in other words, staying at Motel One.

What a grand result :-)

Based on the information from Wilfred van der Vegte, I am sorry that I have to say that Motel One, at K-damm is now fully booked based on the information on the Internet. Wilfred is a participant and he had to find another hotel.

You could still try to telephone the hotel as the Internet information sometimes are not that accurate, but the chances are that you need to find another hotel in the area. For checking out other hotel in the area I suggest that you go here.

All I can't see what more I can do right now. It's basicly up to you from now on :-) .If you're keen on going to Berlin for The G Summit 2008, June 21 to 24, you should simply book a room at a hotel. This could be at one of the hotels visited by me and suggested here on the blog, or at a hotel of your own choice.
