<p>These properties have come to attention for various reasons: short sales, foreclosures, motivated sellers, great list price, etc. While the “Grocery List” is compiled by multiple real estate agents (who may not submit their own listings for consideration), the “Best Buys” list is my opinion. As everyone knows…opinions vary! The criteria for selecting great buys is on a case-by-case basis; the property could be on the list because of great rental income in relation to the list price, distressed, or in an area where prices have decreased to the point multiple properties in the vicinity are under contract, etc.</p>

<p>So a client asked me the other day why I go to the effort of compiling all these properties and emailing them out (for free, no less) to people I've never met. I thought you might be interested to hear the answer: The more quickly we can move distressed properties off the market, the more quickly we can get back to "normal" selling conditions (if there is such a thing!). Who wouldn't go after distressed properties? It helps you as a buyer to get a great deal, the seller to move on and allows the bank to get the loan off their books and get back to the business of lending (well...some of them, anyway). <p>These properties have come to attention for various reasons: short sales, foreclosures, motivated sellers, great list price, etc. While the "Grocery List" is compiled by multiple real estate agents (who may not submit their own listings for consideration), the "Best Buys" list is my opinion. As everyone knows...opinions vary! The criteria for selecting great buys is on a case-by-case basis; the property could be on the list because of great rental income in relation to the list price, distressed, or in an area where prices have decreased to the point multiple properties in the vicinity are under contract, etc.</p>

<content:encoded><![CDATA[<p>So our house has been on the market now for a few weeks.  Realtors have been coming in droves to show our home to their clients. Sounds like a good problem to have, right? Well it is, but it's also a real pain in the bum.</p>
<p>Today there was a showing scheduled for 10:00 AM. We were given plenty of notice - more than ample time to clean up the home for viewing. Typically, this is how it's supposed to work. We get a call requesting a showing, then we ensure the house is clean and prepare to be gone when the Realtor comes for the showing. Unfortunately, that's not how it usually works. Oh no...first we rarely get much of a notice. At time, less than an hour. That means we have to keep our home in a constant state of absolute cleanliness - a feat nearly impossible with a 6-year-old and a 15-year-old. To make matters worse, when they want to see the house in the middle of the day, we have to find a way to get our son out of the house since he's home for summer vacation.</p>
<p>So today the 10:00 AM showing wasn't a problem. Cameron had baseball practice until 11:15 AM, so we were covered. Well, at least we thought we were covered. At about 1:00 PM, Cam calls and says that a Realtor showed up to see the house. Cam was completely startled when he heard someone coming into the house unannounced. He totally freaked out and called both me and his mother. He didn't know what the hell was going on, and neither did we. The Realtor calls it a (mis)communication problem between us and our Realtor, but we know better than that. Why the hell wouldn't our guy call us and let us know...geessss!</p>
<p>I can't wait until this entire process is over. I hope someone makes us an offer we can't refuse, and soon. I don't know how much more of this crap we can take - and poor Cameron is afraid to even jump in the shower after practice in fear he'll come out and find strangers in our home. Poor kid...</p>
