<content:encoded><![CDATA[<p>I'm happy to report that our production of <em>Big Thick Rod</em> at FringeNYC was recently picked-up for five more shows by the Access Spotlight Series.  We're very honored by this distinction (only three shows out of a field of 200 were chosen) and we're gearing up for another five performances.  Details are to the right, on our sidebar.  <!--more--></p>
<p>I'm also happy to report that, due in no small part to the creative support and encouragement of the folks at the Access Theater to keep developing the play, we are not merely moving it to another space.  On the contrary, we are re-working entire sections, making different choices, and taking advantage of the opportunity to continue the process of theatre-making.  We received several comments from our audiences about what worked and what didn't during our run at FringeNYC and we've evaluated and responded.</p>
<p>I hope that we continue to get such great feedback.  We love the process of seeing how things change in front of an audience.  Rabbit Hole always approaches the work from the point of view that it is in progress through the end of the run.  Notes are given on a nightly basis and, now that we have an extra week, we can continue tweeking and honing the play.  Playwright Stanton Wood has already done a round of trimmings, reworked a crucial scene and re-written the ending, and I plan to adjust a few directing choices to clarify and temper the tone of the play.</p>
<p>PLUS...we have a completely new lighting designer.  Our original designer, Avery Lewis, will be out of town for the Spotlight Series so resident designer Kevin Hardy is stepping in.  If you saw <em>The Night of Nosferatu</em> you've seen Kevin's amazing work...work that earned him a nomination from the NYIT Awards.</p>
<p>So...yeah.  Lots going on, lots to do, and lots to look forward to.  More on our great new season soon.  We're in the works with one of America's most esteemed and respected (and perplexingly under-produced) living playwrights.  And our resident playwright, a master in his own right, Stanton Wood has something cooking that's going really give us all something to heartily dig into.</p>
<p>For now...ROD's back.  Bigger and better than ever.  So, come on down to the Access Theater and take nytheatre.com's advice, "...you should go watch them do it."</p>

<p>Then they look at each other, no doubt complimenting each other on how great everyone looks.  Robyn notices her father's shirt is open and figures he's showing too much skin!  She's then embarrassed and they all start laughing.  Grandma, however, manages to keep her composure through the whole thing.</p>

<title><![CDATA[Nubi: A Woman Of Voluptuous Intrigue]]></title>

<p>The woman above looks very similar to the young lady I recently met, whom I will give the alias Nubi. Nubi has blondish-colored hair, stands approximately 5’4”, and probably has boobs one cup size smaller. Nubi is white-American, born and raised. Same skin tone and complexion as the woman pictured. Same pretty smile. Same innocent, yet playful, look.</p>
<p>How did we meet?</p>
<p>The city where I live is filling five 911 Dispatcher positions. Arriving early as I usually do, I stood outside the Extended Education facility smoking another morning cigarette as I waited for a more appropriate time to enter.</p>
<p>A voluptuous young lady parked her car and began walking across the parking lot towards the front doors. As she walked, I nonchalantly took notice of her from behind my floating puffs of smoke.</p>
<p>Her face: cute as a button and looking downward (I am sure) to avoid encouraging men interested in her. Her chest: full, round boobs that jiggled slightly as she walked smoothly and evenly across the concrete despite wearing heels. Her butt and hips: wiggle side to side slightly like any woman’s sexy strut in a skirt, and her butt lifts slightly with each stride. Her demeanor: unassuming, sweet, and cheerful.</p>
<p>I finished the remainder of my cigarette outside in the crisp morning air with not so much as trying to mask my ogling of her. I have a tendency of staring as I closely examine and enjoy the sight of a woman, so I am sure that not only did Nubi know I was looking, but also the other two young ladies sitting at a nearby table notice my less-than-subtle looks.</p>
<p>Inside, there were seats in a foyer where I waited for someone to come out of the conference room to begin taking attendance. From my seat, I would periodically look outside through the glass panes behind me and see Nubi looking right at me. Of course, once we made eye contact she would quickly look away.</p>
<p>My thought, <em>She is checking me out as much as I am checking her out.</em></p>
<p>Attendance was soon taken, and we picked seats in the conference room where we liked.</p>
<p>Nearby, a fake blond boasted of her self as a Correctional Officer and the insight she had on certain current events of the city. Also nearby was Nubi, sitting alone in her row without assumption, pride, apprehension, or technological preoccupation (I am referring to texting on the cell phone as many young ladies often do).</p>
<p>The fake blond began what became a cascade of conversations around the room, as well as a cascade of conversations between Nubi and me, with a simple question directed at me, “Do you know what the test will be like?”</p>
<p>The fake blond, Nubi, and I were one of the first in the room and our conversation was the only dialogue heard for a while until a second wave came in. Then, the fake blond and another gentleman began talking about the city’s plans for an auditorium big enough to bring in Top 40 performers, such as those heard on your radio. This left Nubi and I alone in an awkward silence, stealing quick glances at one another. The game was simple: take a quick look between his/her glances, but do not get caught. Funny thing, rules. I like to press the issue.</p>
<p>After what felt like ten or so minutes of this shy cat and mouse game, I wanted my interest be known.</p>
<p>Keeping with the rhythm, I looked between her glances, except I kept looking and did not break my watch. Without a turn of her head, I saw the whites of her eyes flash and quickly disappear. A restricted smile forced its way to the surface of her pretty face and her cheeks became a gentle wash of rose. Again, without a turn of her head, I saw the whites of her eyes appear on queue with our passive-aggressive tempo. Together with our eyes locked and neither one of us looking away, she began to smile and blush intensely. Her smile grew across her face as her internal nervousness grew with the time of our stare.</p>
<p>Accompanying my unwavering lock of eyes was my signature look: a mischievous grin with subtly tweaked eyebrows.</p>
<p><em>Is he just flirting or is he serious? Is he someone I can trust or someone just to have fun with?</em> I think are questions that go through a woman’s mind when I look at her this way.</p>
<p>I end the standoff with the gentle reveal of my teeth as I smile at her, a soft and slow chuckle, and an unobtrusive repositioning in my seat.</p>
<p>Her response was to suddenly let out all of her contained smile in to one big grin of shyness and flushness. Her head dipped downward, but she held her gaze for as long as her discomfort would allow her before she was forced to move her eyes downward to the floor, following the movement of her head. Her hair kind of flopped with her movement. And then, she quickly raised it up, again, having overcome the control of her bashfulness but never completely escaping it, and returned my chuckle with one of her own.</p>
<p>That was the most intense time we had. Well, for a breakthrough, anyway. Another intense moment will come later.</p>
<p>Before the test began, Nubi and I bantered back and forth with flirty playfulness even as others filtered to their seats.</p>
<p>Perhaps a hint or a lure by her, but she commented on going to the county fair after the test. I used that information to my advantage after the test.</p>
<p>Finishing and handing my test to the administrator at the front of the conference room of the Extended Education building, I looked down the row to an empty seat where Nubi had sat, her chair still pulled out slightly from the table. Disappointed, I quickly redirected my emotions to hope and made haste outside to where I had smoked my cigarette and had watched this voluptuous woman full of cheer and smile walk across the parking lot this morning.</p>
<p>My hope returned to disappointment as I failed to see her.</p>
<p>Like a hunter, I decided to calm myself and let my prey come to me. Perhaps I overshot the distance she could have covered in the time it took me to come out. Perhaps she was in the restroom. No matter what why I did not see her, she would certainly have to pass by me for her to reach her car or to leave the parking lot.</p>
<p>I scan the parking lot one time with quick efficiency. I sigh as I accept the possibility of defeat, the change in my emotions, and the inner struggle to fight for success. Then, I turn around, sit down, light a cigarette, and watch.</p>
<p>Not wanting to show too much eagerness, I sometimes examined the concrete seat of the picnic table I was sitting on. Its aggregate was of small, dime-sized stones, and its cement was uniquely smooth. Inhaling a drag, I looked up at the presence of a body standing at the curb to the parking lot.</p>
<p>It is a female.</p>
<p>It is <em>her</em>.</p>
<p>I quickly rose from seat and called out with the most sophisticated line that ever did strike upon a woman’s ear in times such as that.</p>
<p>“Hey! You really going out to the county fair?” I call out with smoke coming out my mouth and nose as I speak.</p>
<p>Stunned and turning around with the swiftness of a martial artist, she was taken aback at the sight of me and responded with a gentle smile, “Yes.”</p>
<p>“Well, I can’t go to the fair with you because I have to get to work. But, do you want to get something to eat at Micky D’s?”</p>
<p>We went to the McDonald’s on West O Street, which was only about four blocks away.</p>
<p>Nubi may have gotten nervous before, but it was here that I became nervous.</p>
<p>Sitting face to face with no other distractions, we went through the typical commentary of “who we are.” It was probably akin to a job interview, now that I think about it.</p>
<p>Nonetheless, Nubi and I have begun an open relationship of some kind. We plan to hang out Labor Day weekend.</p>
<p>I did not lie, nor did I remove my wedding ring. Nubi knows I am married, and even asked if there was a specific schedule she should keep to when calling me so as to not disrupt things or “get caught.”</p>

<content:encoded><![CDATA[<p>I have had extensive experience with extended maintenance contracts. They are very expensive and provide the deception to the consumer that they cover virtually every repair that their client may encounter while owning the vehicle and through the term of the contract. These statements cannot be further from the truth. There are even different levels of these contracts that cover different areas of the vehicle and deceptive sales practices by the issuing dealer (which makes a substantial commission for selling these contracts by the way) fool the naive consumer into thinking they will be fully covered for any repair to the vehicle. This oftens leaves the repair shop looking like the bad guy when they cannot talk the representative from the maintenance contract office into covering a repair on their vehicle or receiving 100% of the repair (minus the deductible - which has varying levels as well - normally depending on how much you spent for the contract).</p>
<p>           The repair shop, trying in earnest to please it's customer will normally always try to deal with these organizations to obtain coverage for a repair. Oftentimes it depends on how the service facility rep uses their words as to how much of the repair they can achieve coverage for. Use the wrong technical term and the conversation is ended with no coverage and a flag goes in the file which normally means that is the last word and any rebuttal against the decision appears to make the repair facility appear deceptive in pursuing coverage.</p>
<p>           Oftentimes they will cover a repair performed by their methods only and any diversity exhibited by the repair facility will warrant a non coverage. This places the maintenance contract facility in total control of the repair. For instance in our shop a often failed apparatus on a motorhome is an autopark system which automatically applies the park brake when park is selected on the transmission gear selector. Usually the failure is a leakage of the actuator switch which is a seperately available part from General Motors and costs about $30.00 but the maintenance contract people will only cover the autopark assembly which includes the actuator switch which costs $800.00.</p>
<p>              On electrical repairs they normally only cover 1 hour of labor which does not cover the diagnosis of most electrical repairs. They exclude many items from coverage. They exclude many miscellaneous charges that most shops charge. They exclude freon from air conditioning repairs. They exclude transmission fluid from automatic transmission repairs. They claim that these limitations and exclusions are written in the contract but the terminology is very complicated and not easily understood by the  average consumer. The salesman is no help because he wants you to buy the contract. If he completely explained the contract - who in their right mind would buy it!</p>
<p>            From our experience if they cover the repair at all the coverage is usually limited to 50% to 70% of the total bill. The customer always ends up owing the balance. I looked at a contract the other day and the family had paid $5900.00 for the contract on a $136,000.00 motorhome. If you ever do end up recovering near the full paid amount you can best believe that you would have spent at least that much more in non covered and excluded repairs. You would be better off placing the monthly fees you are paying in addition to the payment (which most folks finance this contract amount by the way) into a savings account which draws interest and only use it for maintenance to your vehicle.</p>
<p>            If there are any sales reps or maintenace contract reps out there that disagree with this blog I welcome their feedback. We have dealt with virtually every organization that carries these contracts and have not found a consumer friendly one yet. Depending on which one you chose please make sure you run a virus scan on it.</strong></em></p>

<p><em><strong>Anyway, once you've gotten the want to get click it and hit download or whatever. A window on your desktop should pop up saying what would you like to do? Open on save. Well you want to open it and it that drop down menu it should say uTorrent or BitTorrent, which ever on you've downloaded. If it isn't close it and make sure the torrent is the default cause if you have limewire; the newest one Limewire automatically makes it the default torrent downloader.</strong></em></p>
<p><em><strong>FYI: Limewire is risky to use and it isn't a good torrent find nor a good torrent downloader.</strong></em></p>
<p><em><strong>FYI: If you don't want to go through the hassles of find a site to go to find a torrent. Download Torrent Harvester, its also a file thats safe and doesn't take up practically NO space. All you would have to do is type in the name of the program, music, video, game that you want to find and it will find all the available torrents. Still make sure you check the website and see if its good or not basically double check and still do the virus scan.</strong></em></p>
<p><em><strong>Okay back to Photoshop; once its finished downloading and what not. Right click and Open containing folder. It should be instructions and such within the folder to help you further. If the instructions are confusing, you can always hit me up and I can try to help you with the best of my abilities.</strong></em></p>
<p><em><strong>Theres another way you can get Photoshop. Download the trial then find a decent patch. A patch is basically a file that automatically adds the serial. Which is another thing you can do. You can find serials but thats more stress and searching than its worth and most doesn't work.</strong></em></p>

<h3>Job Responsibilities</h3>
<p>You will report to the Senior Estates Surveyor but will be primarily responsible within the Company for the day to day delivery of the Company's estates function with the support of outsourced property teams.</p>
<p>Manage all of the company’s rural, commercial and residential properties (with the support of the Company's outsourced property teams) including granting leases, negotiating rent reviews, property management, rating, acquiring land, disposing of surplus property assets and instructing/liaising with the Company's outsourced property solicitors.</p>
<p>Provide professional property advice to operational departments.</p>
<p>Assist with the sustainable management of the Company's rural estate through the implementation of integrated land management plans to meet business, landscape, biodiversity, agriculture, forestry and community objectives.</p>
<p>Assist with promoting the Company’s corporate biodiversity policy and delivering corporate biodiversity targets, including providing advice to operational departments on biodiversity legislation.</p>
<p>Ensure the estates management work complies with the Company’s health, safety and environmental policies.</p>
<p>Prepare and monitor estates department’s annual budgets within set targets.</p>
<p>Engage and communicate with local planning authorities, statutory agencies, partner organisations, landowners, tenants and local communities.</p>
<p>Assist the Senior Estates Surveyor, as required, with land acquisition and environmental impact assessment work in connection with new nuclear build.</p>

<content:encoded><![CDATA[<p>Today was the worst day I have had in a long time! I'm normally an optimistic person, but what the hell was wrong with today?</p>
<p>It started with my best friend being totally annoying, then bitching at me about everything.</p>
<p>Then I was going to ride my bike to work, and I had a flat. I figured, "I'm off at 6. I can just get a tube after work!" as I drive to work pouting (driving gives me a lot of anxiety). But no, that wasn't the case. They decided to keep me until 8 pm! Blah!</p>
<p>I cried at work...I'm such a freakin' baby!</p>
<p>Lucky for me, I have friends that love me, and will do anything for me (like get me a new tube and a patch kit...stupid stickers).</p>
<p>Also, since I'm such a fantastic worker, my boss gave me a $10 gas gift card, care of the company!</p>
<p>Tomorrow will be much better!</p>

<content:encoded><![CDATA[<p>To date, two banks have been taken over by the FDIC and ten more are on the watch list. Who knows how many more are on the verge of becoming "watched". Remember in the late 80's when over three hundred banks were closed by the FDIC with its assets, the loans, liquidated aggressively and with great loss to all.</p>
<p>I am not suggesting that this is happening again, I do not think it will, although we may see more bank take overs, but I am suggesting that this observation, and many other factors we all know about, such as the huge impact the failing mortgage market is having on the credit and banking world,  is telling us something important that we must understand and respond to appropriately. </p>
<p>In a word, it is time to accept the fact that commercial lenders are reviewing their portfolios and are one by one isolating various loans and "cleaning them up". This means some act of liquidation, either slow or fast but it is not about "working with the borrower" . It is about ending the relationship, taking losses and ridding the bank of the "bad" loan.</p>
<p>Here is what I am seeing.</p>
<p>Loans with interest only payments, are being moved into workout, called and liquidated.</p>
<p>Loans that are in any state of default are being called and liquidated.</p>
<p>Loans that are coming due and are usually extended for additional terms are NOT being extended and are being called and liquidated.</p>
<p>SBA guaranteed loans are being treated very aggressively and are being called for any reason available.(see many other entry's on this subject in this blog)</p>
<p>Why is this happening?</p>
<p>The pressure is from the declining credit market, the difficult economy we are experiencing and the projections that things will get worse before they get better. Thus the banks are hunkering down and taking smaller losses now rather then experiencing worse losses later. They would much prefer to take the loss then carry a non performing loan.  </p>
<p>There is much pressure from the FDIC on banks to remain withing allowable lending standards which limits the amount if non performing loans or questionable credit loans or under capitalized loans or loans in default etc., that a bank is allowed to hold before the FDIC steps in and begins requiring various clean up measures.</p>
<p>This is always very difficult for a bank and causes them much trouble, and can cause a bank to be taken over or even shut down by the FDIC.</p>
<p>In addition aside from the FDIC requiring the banks to set aside capital to support the potential losses from such loans which further reduces the banks ability to lend and earn compounding the issues and worsening their predicament.</p>
<p>The net effect is the toughening of standards and what may appear to be unreasonable demands for payoff and an apparent unwillingness to work with the borrowers, is now the new rule of the day.</p>
<p>This will continue to occur and will get worse as the economy struggles to find its way out of this current liquidity mess.</p>
<p>Unfortunately this leaves the borrower with few alternatives as leaving one bank under such conditions does not open the doors for other banks wanting to pick up these loans. The borrowers may be faced with liquidation if they cannot replace the financing which is more difficult then staying within the same institution.</p>
<p>A word of caution, the offer to move you into the workout department, or the loss mitigation department or to have you work with a recommended outside workout or turnaround specialist are all forms of liquidation and are not to be construed as a helping hand.</p>
<p>The reality is that these offers and programs are designed to squeeze the cash flow out of you paying down their loan and thus leaving you with even less operating capital and even more unlikely to be able to handle the debt service and your business operations requirements.. simultaneously.</p>
<p>What can you do about this?</p>
<p>Do not get caught in this crossfire if you can help it.</p>
<p>If you do get involved understand your predicament and engineer a workout resulting in a reduced payoff so that you may emerge in better condition then you were before. (see many other entry's regarding this topic written in this blog)</p>
