<p class="MsoNormal" align="left">While it may sound like Manhattan pricing, the downtown market currently has eight residences listed at more than $4 million and this one ranks at the top price per square foot.<span>  </span>Of course, it does come with 21<sup>st</sup> century features and conveniences like a full-time concierge and a 4,800 sf terrace (yes that’s more than 1/10 acre) overlooking the Charleston peninsula complete with an outdoor fireplace and kitchen, and all the upgrades you would expect in this price range.<span>  </span>No, we didn’t see any personal staff included in this number, but you won’t be searching for a painter or subcontractor every year like those other buyers down the street who are living in their 300-year old Charleston single. <span></span>Based on these numbers, looks like the South may rise again. <p>A major residential development has broken ground in the Concord Park area of downtown Charleston near the Maritime Center, Fountain Walk, and the South Carolina Aquarium.<span>  </span><a href="http://www.ansonhouse.com" title="Anson House">Anson House</a>, developed by Wharfside Associates, features 33 luxury residences ranging from $1.29 million to <a href="http://http://scplaces.wordpress.com/2007/05/19/50-million-luxury-residences-break-ground-in-downtown-charleston/" title="Anson House Breaks Ground">$4.95 million for the last remaining penthouse unit</a>, with more than 7,500 square feet of outdoor terrace overlooking the Cooper River, Fort Sumter, and the Atlantic  Ocean.<span>  </span>A full-time concierge will bring a sense of “Big  City” sophistication to the Lowcountry development.  Sales are being exclusively handled by <a href="http://www.scplaces.com" title="Places Real Estate">Places</a>.</p>
<p>Anson House will not be alone as East West Partners and Dolphin Builders are planning a mixed-use development across the street surrounding the new Concord Park.<span>  </span>Their plans call for 233 residences, 45,000 square feet of office/retail space, and a boutique hotel.  Prices have not yet been announced for the residences.</p>
